Buy your next home in 90 days, or get your retainer back. Here is exactly how that works, in plain English.
If you engage us on our Complete Package on or after 25 September 2026, and we haven’t got you into a contract to buy a property within 90 days, you can ask for your retainer back in full. You need to tell us in writing within 7 days of that 90-day period ending.
This doesn’t apply if you’ve already exchanged contracts on a property during that time, or if we’ve already made offers or bid at auction on your behalf on 3 or more properties.

This guarantee applies where you’ve engaged us on our Complete Package on or after 25 September 2026 and paid your retainer in full.
It is available to new clients only. It doesn’t apply to any engagement that started before 25 September 2026, and it can’t be added to an existing engagement.
If you have not entered into a contract to purchase a property within ninety (90) days of your start date (the 90-day period), you can end our engagement and receive a full refund of your retainer, by giving us written notice within seven (7) days after the 90-day period ends.
If we don’t hear from you within that 7-day window, this right lapses and our engagement continues as normal.
The guarantee is not available if, before you give notice:
“Negotiation stage” means we’ve made or conveyed an offer, verbal or written, to a vendor or their agent, or bid at auction, on your instructions.
If you qualify and give notice in time, we’ll refund your retainer in full within ten (10) business days of receiving your notice. No further fee is payable once the refund is made, other than as set out in section 6.
The refund covers the retainer only. It doesn’t cover any third-party costs you’ve already incurred, such as building and pest inspections, conveyancing or other professional fees, which remain your responsibility.
If, within six (6) months after the guarantee ends our engagement, you go on to purchase a property we sourced, negotiated on, or bid on for you during that engagement, our full fee still applies. Your refunded retainer is not credited against that fee.
The guarantee can only be claimed once per engagement, and can’t be combined with any other offer or promotion unless we agree otherwise in writing.
Our standard 14-day satisfaction guarantee continues to apply as normal. Nothing in this guarantee limits any right you have under the Australian Consumer Law that cannot lawfully be excluded.
This guarantee is governed by the laws of New South Wales. If any part of it is found to be invalid or unenforceable, that part will be read down to the minimum extent necessary, and the rest continues to apply.
