There are third party costs that are associated with the property search and unavoidable. These include, and are not limited to, mortgage broking and loan establishment fees, conveyancing, building and pest reports, engineering reports, and property management.
Working with a buyer’s agent will help you understand whether you need to pay for these services, and what their typical fees are. For example, should you order a second opinion on a building & pest report, or rely on the real estate agent’s? To understand this, you’d need to have looked at that particular inspector’s reports in the past to gauge whether they’re reliable.
If the scope changes materially during the engagement — for example, you decide to extend the search area or shift price points — we’ll discuss any fee implications before doing the work. Not after.
