Is a buyers agent worth it in a hot market?

A buyers agent is worth it in any market.

Our primary goal is to give busy professionals and business owners their time back. Regardless of the market, the average property search takes over 150 hours.

But let’s look at this through the lens of results. Can a buyers agent get a better result than an ordinary buyer when there are dozens of buyers, all lined up with cash?

In a slow market, the primary risk is asset selection, valuation and negotiation. In a hot market, the risk shifts to access and speed. When good stock sells in under a fortnight and half of it never reaches the portals, leveraging the long-term relationships that a buyers agent builds with real estate agents means preferential treatment and access to properties that others don’t get.

Properties sell very quickly, and there’s little time to do due diligence before making a big decision. Without asking the right questions and having the right systems in place, it’s easy to make a huge and costly mistake by purchasing the wrong opportunity. A buyers agent can turn around full due diligence in a couple of hours.

With prices rising rapidly, many buyers experience FOMO and can jump into the wrong property. Effective buying requires patience, acting unemotionally, and the ability to discern the good from the bad.

A good real estate agent’s job is to get the highest price, and they do this by maximising the exposure of a property to as many people as possible. However, properties do sell off market, even in hot markets — which can mean better value for buyers with this access.
