Anyone telling you a flat-out yes is trying to sell you something.
The answer is that it’s circumstantial. We’ve had outstanding results off-market that have been well under market value. The best purchases have been when the vendor’s situation required complex terms that we were able to accommodate.
But sometimes a vendor is testing their property’s value off-market. A good real estate agent in tune with the market will have realistic expectations on price and won’t let it sell for less. If a fantastic property comes up prior to market and the vendor wants a fair price, that’s a good deal — but in this circumstance it doesn’t sell for less (although it could sell over fair value on the market).
There are even cases where the reverse is true, where price expectations are too high and you must let a property go to market for other buyers to help condition the price down.
The key is understanding the true value of a property, and knowing when to walk away from an overpriced deal.
